Mary helped my husband and I sell our home as a short sale in 2014. We were in a position that we had never been in before; the possibility that we may lose our home to foreclosure. We were just recovering from numerous financial difficulties and had decided to move out of our home and let the bank foreclose. I ran in to Mary one day and she asked if we had considered a short sale. We knew Mary from the neighborhood, and also in business and had always respected her opinion, but told her we were not ready. She respected our opinion and never pushed us any further. We were approached by many Realtors that made big promises, but we declined.
Three years after moving out of the house, the bank still had not foreclosed, only threatened to foreclose. We then got a call from a Servicer of our bank that our house was still going towards foreclosure but perhaps we could do a short sale. They said they had Real Estate agents that work with them or we could choose our own agent. I knew the only one I could trust was Mary so I immediately called her. She came to our home and told us about all the steps of a short sale. She made us feel very comfortable about what we needed to do to get our home ready for sale and all the necessary paperwork we needed to prepare. At times it felt overwhelming, but Mary was very kind and helpful at every step. Michael wasn’t on board at first as he was frustrated that this was still hanging over our heads. Mary quickly won him over with her professionalism, honesty, experience in short sales and most of all her empathy of our situation.
Mary found a buyer for the house quickly, due to her exceptional networking and helped to set a price for the home that was acceptable to the buyers and most importantly to our bank! There was quite a bit of paperwork, but she made it easy and convenient to accomplish via Fax and DocuSign.
When there was issues with the bank, Mary did not back down. She showed the lender with detailed comparables in the neighborhood of why the bank should take this offer. She also had the ability to know when to escalate issues to a higher up. Mary would keep us informed with every conversation she had with the lender. We never felt like we were in the dark. Whenever we had a question or a worry, she would call back within literally minutes. Given the experience she had; she was always able to give us an answer that made us feel hopeful that it was going to go through, but she never made any false promises.
When we were close to the end of the process, I asked Mary why she didn’t push us to pursue this option earlier and she simply said “You were not ready”. Two years ago we considered selling our Mother's home. With the slow housing market we decided to wait. In January Mary let us know that the timing was good to sell, if we were still interested. With so few houses on the market, especially in our price range, she predicted that we would get multiple offers on our home. She made improvement suggestions that would make the house appealing to potential buyers without over spending. She advised us on a listing price to encourage interested buyers.
